Our Services

We start by reviewing your current lease, identifying any red flags and upcoming critical dates. Then we evaluate every real option, on-market and off-market, weighing demographics, payer mix, and competitor density alongside economics.
We schedule and attend tours, draft proposals, then review the final lease line by line. We also coordinate architects and contractor bids so you know your buildout cost before you sign, and we stay engaged through construction and beyond, tracking renewal windows and option deadlines for years down the line.
For multi-location groups, the same process scales across your whole portfolio: rent, terms, and critical dates benchmarked in one place.

Many practice owners don't realize a broker can represent them on a renewal, not just a new lease, and end up negotiating alone against a landlord who does this every day. The result is usually the same: whatever's put in front of them gets signed, because the space works and moving feels like a headache.
We track your critical dates, benchmark your rent against the market, including what the building is offering new tenants, and start early, typically 12 to 24 months out, while you can still credibly consider other options. A renewal option is a hedge, not a plan; using it locks in terms without renegotiating, and usually comes with little to no tenant improvement allowance. Negotiating a new term instead typically gets you better economics and a fresh set of options for next time.

For providers ready to move from paying for real estate to owning or profiting from it. Whether you're purchasing your own property instead of leasing, structuring a buy-and-leaseback to your own operating entity, selling property you already own, or capturing that value through a sale-leaseback so you can stay on as tenant, we represent one side of the table: yours. We also connect well-underwritten projects with the right development and capital partners when needed.
