A lease review confirms a clause is enforceable. It doesn't tell you whether the rate is fair, what else is available in the market, or what it would actually cost your landlord to lose you as a tenant, and that difference is where the real leverage lives.

It typically takes 9 to 12 months to complete a lease transaction and move. The right time to start evaluating the market, including for a renewal, is 12 to 24 months out. Waiting until 6-9 months out tells your landlord you're not really in a position to move.

Landlords negotiate leases and renewals professionally, every day; most healthcare providers do it once every five or ten years, and running a practice doesn't leave much time to fully evaluate the market on your own. It's not that this is complicated, it's just a lot of homework. Show up to the table without a broker, and a landlord will count on you not having done it, treating you as a tenant with no other real options, rather than one who can credibly go elsewhere.
